Normal Roof Sealing Replacement
We have a Passport 2520 RL, 2017. Brought the trailer back to the dealer because long story short, dealer did some warranty work on black tank valve in 2017 and used an underbelly patch that fell off.
We had them clean/treat roof, and check the seals. Ended up replacing almost every seal on the roof and the one they didn't, they added to. Two year old trailer, almost $600 worth of roof seal repairs over and above the clean and treat charge.
This is our third trailer, and we have never had that kind of a problem with the others. Is that a normal thing with factory seals or is it just a normal thing?

600 seems excessive to reseal a roof. All of them shouldn’t have been bad unless the rig has been in some extreme conditions. Even so, 600 is a lot. How many hours work did they charge you?

I think you need to determine exactly what they did. How much for the roof clean/seal treatment and how much to replace "seals/sealant"?
I had my roof cleaned/sealed and sealant checked in May/June and it was around $380-$400 if I recall. That included a 2 part Dicor? cleaner/sealer product that I believe retails for around $100. Our trailer is almost 38' stem to stern so is longer than yours.
I can't imagine what would be ruined on a 2 year old trailer as far as seals/sealant is concerned if you keep up with it. I'm on mine a couple of times a year looking for cracks. The sealant still looks really good and is nice and pliable even if it's a 14. It does stay inside most of the time when not in use.
Edit: Did you study the bill closely? Did they per chance bill you to repair the underbelly again, and/or hide it in the balance charged? Gotta watch those dealerships.

I'm thinking the key word here is "DEALER"! While I'm sure there are many that are trustworthy, the one in my area has many bad reviews as to their ability and their prices. I took my Fusion to them WITH AN APPOINTMENT, and it sat there ten days. I called and asked for status updates and was told it was in the shop and they should know something by morning....went by that afternoon...still where I parked it in the lot. I ended up picking it up and found an independent company that came to me AND honored the extended warranty. And he didn't try to over-sell me anything. I got tired of all the roof seal charges every year and had a lifetime roof put on.

Clean your roof yourself..if you can, it is simple.
And a 2 year old trailer doesn't need to re caulked....RIP off....in my opinion

Any trailer that bounces down the road, twists and turns on its chassis will pull at the sealant beads and cause some potential "leak spots" in the sealant. I agree, "A 2 year old trailer "SHOULDN'T" need to be recaulked" but the sad fact is that probably 25% leave the factory with potential leaks and by the end of the warranty, probably 50% have an active leak if the roof has not been resealed in questionable areas.
Trusting the factory to "do a 100% roof seal" is like trusting the factory to install all the plumbing connections tight and leak free, install the molding so it fits correctly, clean the trailer to remove all the sawdust and to make sure the ductwork in the ceiling is completely sealed and all the cool air is staying in the cabin rather than the roof cavity....

You would be alarmed/amazed at what I find at PDI.

After having spent several days at the factory (one tour at a time) nothing about Keystone's "end products" would amaze me... Alarmed??? Yeah, most likely LOL
Even the few that I went through at the end of the assembly line, there were some with "glaring errors or problems" that QC had failed to put an orange sticker on. The factory QC uses orange "dots" to mark items that require "rework before shipping". Most trailers look like they have "measles" at the end of the assembly line, but how many of those are fixed and how many the workers just remove the sticker ????? I'm not saying it happens, but it wouldn't surprise me since QC doesn't go back and check to see what was done. They just identify problems, put the sticker and move on to the next trailer.

In the 3+ years i have had the Hideout, i have touched up a few spots on the roof sealant, only because they looked funny and possible problem down the road..That's why i check it once a month..Heading towards the fourth winter being stored in the upper michigan snow machine and hoping for the best.

No, it's a 5 page bill, sumarized on front. Clean and treat was another $163. Total bill was $1,776.56.

We didn't have any leaks, so I guess that's some consolation. But the underbelly patch that we think was their fault (2 years ago, so not covered any longer) was only $177. Bill was $1,776. I'm not likely to be anxious to let them loose again.

I want to find somebody who does repairs here now. Unless I have work under the extended warranty they probably won't see me again.

An hour to clean, an hour to inspect, an hour to apply sealant and 0.7 hours for movement, clean-up and repositioning/inspection of the completed job....
At an hourly "shop rate" of $150 an hour, that's $555 for 3.7 hours and $45 for "disposal fees/shop materials".
Just a guess on how the billing was generated, but seems reasonable to me.

By the hour, no, it works. There is no error. But just about everything is redone. We're stinging from the $1,776 bill.

I do. Current starter is 26 yrs old. My English muffins are known across the US. I have shipped them to people.

Look for a Flex Armor dealer and have a new roof put on. You don't have to do any maintenance at all and it is guaranteed for life. Little expensive but well worth it!
