Dicor over factory grey sealant doesn't stick

I got up on the roof for the check and calk exercise and noticed a few new little cracks in the factory grey sealant. While cleaning the area, I noticed last year's Dicor lifted off the factory grey sealant with little to no effort. I cleaned with alcohol and thoroughly dried the area last year before using the Dicor self-leveling sealant, but apparently it doesn't stick well.

What sealant should I use over Keystone's factory applied sealant around all the roof openings?

Here's a WAG (definitely not scientific) that might lead you in the right direction, then again, might lead you on a wild goose chase.... You might want to contact DICOR from the customer service section of their website to ask the question and get an "expert answer" as opposed to my WAG answer....

Background: Keystone used EPDM rubber roofing on their trailers until sometime in 2012/2013. The first mention of TPO roofing is in the 2013 Owner's manual and all previous editions of the Owner's manual address EPDM, not TPO.

DICOR recommends 501 self leveling sealant for EPDM roofing
DICOR recommends 505 self leveling sealant for TPO roofing (No HAPS)

There "MAY" (I simply don't know but DICOR would) be some difference in adhesion between the two sealants. If so, the 505 sealant (now the only choice in many RV parts stores) may not adhere to the old 501 sealant as well as it does to an overlay of similar sealant.

So, your RV is a 2010 model. It has a EPDM rubber roof (as far as I know) and the sealant used by the factory (OEM) was DICOR 501. If you used DICOR 505 (no HAPS) sealant, it may not adhere as well to the OEM sealant.

As I said, I'm guessing at a possible explanation, since you say the two "big reasons for failure" (dirty base coat and contaminated/old overcoat) are not suspect.

Contacting DICOR may give you some insight into whether the two sealant lines 501 (HAPS) and 505 no HAPS) sealants are interchangeable on EPDM roofing. Apparently, according to Alpha Systems, the manufacturer of the TPO roofing used by Keystone, DICOR 501 is no longer compatible (or no longer recommended) for their brand of roofing.

John - thanks for a great reply and good ideas. I will definitely contact Dicor as you suggested, tonight when I have the tube of sealant in hand to make sure exactly what I used.

yikes! all very confusing!

According to Dicor's website (https://dicorproducts.com/product/ep...ealants/#specs)

they make three versions of EPDM lap sealant (which this page seems to imply, are all compatible with both EPDM and TPO), and described as follows:

501 - Self-Leveling (for horizontal surfaces)
505 - HAPS FREE Self-Leveling (no Hazardous Air Polluting Solvents)
551 - Non-Sag (for vertical surfaces)

I agree with the suggestion to contact their customer service and discuss it, info on that page could be incorrect or misleading!

I just got home and confirmed what I used is 501. I guess first I'll try to confirm through my dealer what roof I should have, and what the factory sealant is, then or as well, contact Dicor for help.

I did note that the sealant tube and Dicor's website says "compatible with EPDM and some TPO roofs"
