Sealant questions

Wondering what sealants are recommended sealing in the front pass through wall on my Raptor toy hauler? The old sealant looks like rubber and adheres to the carpet and steel good.

The other sealant question is for what's recommended at the bottom seam of the frame below the ramp door on my toy hauler it's black, is this some kind of body sealant?
