Suburban Hot Water Heater

I can only get warm water when in the electric mode, but get plenty of hot water using propane. What's the most likely cause, heating element or thermostat?

Most likely the problem is the 120 volt thermostat/Hi-Limit switch. If you have the 12 gallon water heater, the part number is 232306, and can easily be changed out, after turning off the power, without draining the tank. Just make sure you replace the 120v T-stat and not the 12 volt T-stat that is for the gas mode.

RV supply store, not the same as the residential stuff at home depot. Or order it (best bet).

I'm not 100% sure, but I think the part is the same for the 6 gallon model too.
