Emergency exit widow seal

I searched and didn't see any post about this.

I know it should be pretty easy, but I've replaced my emergency exit window weatherstrip three times and cant get it to stop leaking fully. Is there a specific type of seal to use. I've tried a couple different sizes from Lowes. If so a link would be greatly appreciated.
