Roof Seal Maintenance - which product?

Hi All,

I found this spot the other day at the back corner of my roof where the laser is attached. Obviously I need to get it sealed ASAP. My roof is TPO (verified under bathroom vent shroud). First question is, should I use Dicor self leveling (appears to have been used by the factory across the entire rear where the roof meets the aluminum trim) or do I need to use Dicor non-leveling where the corner rounds and meets at the gutter?

Second question, any idea what the clear silicone looking caulk that I circled is? I would assume that the appropriate stuff to use anywhere DICOR isn’t appropriate?

I’ve had the trailer for just over a year and this is my first trailer so I’m trying to be sure and take care f small things before they become big things.

By the way, I’ve seen talk about using Eternabond in cases like this but it seems that the consensus is that Eternabond should be a last resort?

Oh yeah I forgot, is 70% Isopropyl Alcohol appropriate to prep with before applying new Dicor?

How old is that roof? What year is the trailer? It looks like there is a lot of "work" to be done.

[emoji51]...the trailer is a 2017 Cougar 29BHS bought new last March. That comment sounds ominous. Are you suggesting that it needs more than re-sealing?

We use Fantastik to clean, let it dry and apply Dicor lap sealant. Self leveling on horizontal surfaces and NON self leveling on vertical surfaces.

Thanks! I was hoping the answer would be this simple. I was a bit concerned that the original sealant that was there seams to have all but disappeared

From my view it looks like the back corner is pulling away. Pictures can be deceiving. If it is, you need to find out why. Is using the ladder pulling on it? Do as chuck says and seal it up, and keep a eye on it.


I have never found a load rating for that rear ladder so I stay off of it in fear of doing damage.

My comment was based on the pics which sure made the roofing look grainy - which is what older, weathered roofs look like in my experience. 2017? You should not have a lot to worry about but some of that stuff sure looks weathered. Get the Dicor, clean and start covering the questionable spots. I use alcohol and it works great. I've never used Fantastik because I assumed it was of the same family as 409 which requires rinsing.

Surdough - I see the "grainy" appearance in the photo also. The TPO roof on our trailer has a texture or grain stamped into the material. I assumed it is to make the roof less slippery? Or, it could be to increase rigidity to prevent wrinkling? Don't know - but - I think that is what you are seeing

The Dicor stuff is the answer but if used on corners, use the non-leveling else it will run down the side of your trailer. I had a Forest River 5ver the PO took to his "dealer" and they resealed everything. Where they resealed around the windows they used Dicor self leveling and it drooled down the sides. I was able to clean with naphtha and it looked fine. Sat in the sun for a day or so and more drooling and more cleaning. Took at least 5 times to get all the drooling down the sides. For the flat areas, self leveling Dicor is best.

Bingo! The roof has a texture stamped into it, which I agree is probably what you’re seeing sourdough.

From Alpha Systems: “TPO and Alpha-Ply roof membranes have a haircel texture, which can be likened to an orange peel.”

Yes, I think you're right. Mine isn't smooth but isn't as rough as what the pictures appear to show. Probably just the way the picture shows it or possibly a different texture pattern than mine.

Technically, since you have the TPO roof, Dicor is NOT the best product. You should *technically* use the Alpha systems 1010 Non sag sealant for the vertical surfaces and the 1021 for the horizontal surfaces. The Dicor evens says it is for "EPDM roofs and some TPO roofs. Why not use the stuff the roof manufacturer (Alpha Systems) suggests?

OK folks, I was searching for an already-started thread instead of beginning a new one. Anyone know what this is? all along the edges of my 26RB, looks like something is peeling.
I dunno even know what kind of roof I have, but it does have a texture. Sits under the trees at my local home base, doesn't get a winter cover, and it needs a bath. Going into my third year with this TT.

Clean the roof, peel all that sealant off. Wipe off with denatured alcohol then deal with NON leveling Dicor.

I'll do it. I was looking forward to spending more than the usual one-day overnight stop here later this week, and giving this girl a good cleaning outside. It's halfway to the VA hospital from home, and not far from my 90 year old Mom's, too, so I often swing by here for a dose of nature. Convenient spot to keep it to $1400 a year, water and power included.
I'm assuming I can buy that stuff on amazon or somewhere besides my way overpriced local dealer?

Amazon wants 12-something a tube. Walmart offers a 4-pack at $31, but their website is down right now. Will order from home and get on it. The darn thing is paid for and I want it to last a few years.
Wish my T.V. was paid for, but that's another story...
