Epdm roof

My roof is NOT leaking but wanted to know see if you use anything on it as maintenance since reading that it’s not recommended to do anything other than clean it 3/4 times a year. I have used Dicor roof- guard UV protectant after cleaning but since my Hideout is a 2011 , I thought of recoating it with a 3 M product called Protective Sealant 320 . Any advice or suggestions welcomed, thanks.

Dicor lap sealant anywhere you see cracks in the existing sealant.

You should clean and protect it twice a year. Instructions are on the manufacturer site.

But on the seams - ya, slop it on top of what's there, as long as what's there is just cracks.

I've not seen or used the product you mentioned - seemed pretty pricey. I have seen folks use Dicor Rubber Roof Coating and they all seemed happy. In fact, a lady across the way was up on her roof applying it a couple of days ago.

My rig is going on 20 years old. I purchased in 2016. Previous owner coated the roof with the Dicor coating before I purchased. I applied a new coat when I purchased. Just did it again. Just had huge rain, no leaks. Re-coating the roof definitely extends its life. Use the Dicor primer and then the coating.

That’s good stuff ! I had some left over and applied the coating to to the poly mash underbelly above the wheel Wells it’s water proof , white and still no rock chips .
