Flex Seal
I've heard a lot of horror stories about the seam where the front cap meets the roof. I was thinking about being proactive - taping it off really well and putting a coat of Flex Seal (that stuff you see on TV) over it. Has anybody tried this?

Re: Flex Seal
First thing I would ask is that stuff approved for use on TPO or EDPM rubber roofs? Next concern, if you use eternabond tape on the seam, you've made any type of repair about impossible without complete roof membrane replacement.
Easiest and best is to inspect your seams and clean/reseal the seams on a regular basis. I look at my roof maybe 7 times during the year. A tube of Dicor is maybe $12.00 and a cheap caulking gun is what, Maybe $5.00? If you don't use all the Dicor seal the tip and save it for the next inspection.

chuckster, I figure given your experience, perhaps you have a solution to the age-old problem of caulk tubes drying out? I buy a tube of various caulks from my local RV shop every so often, use a squeeze or two, and then end up throwing it in the trash a month or two later when I need it again, due to it being dried out. Have tried taping the end, using a wire nut, screwing a screw into the end etc, with no success. Surely someone out there has a trick for this?

Re: Flex Seal
I use tape and it slows it down. Sikaflex is the worst, you can put a screw in, tape it and it still hardens.
Can't say I've found anything that stops the curing process, but then I'm lucky if a tube of silicone caulk isn't used up in 2 months. I just lose a minor amount at the tip. I have had Dicor tubes make it 6 months.

Thoroughly seal the tip with your system of choice, and then store the tube in the refrigerator. Keeping it cool will extend the life quite a bit.
