I would check your neutral connections. The situation you're describing could be a loose neutral somewhere. This can cause high/low voltages that change with loads. Pull the front of the power panel and check all the neutral connections are tight there and check your power cord, plug and outlet.

Of course only do this if you are comfortable working on this stuff. Safest way is to unplug from the power and check everything.

Thanks for the reply. I have no issues working with the power, will make sure it’s unplugged. Thanks for that. I
Put the only battery on the genius charger and it’s fully charged. All looks good from the battery side of things.

I disconnected the trailer from shore power and. Pulled the cover off the breaker /fuse box. All connections were good, nothing loose. I’ll be completely honest with you and I realized that the labels for the breakers were off a bit and I was shutting down the REC, causing the lights to go to battery power, making them dim. Once I flipped the right breaker off, there were no issues.

In relation to the hot water tank, I disconnected the element wires and put an ohm meter on the two terminals. It read “0”. I understand that to mean it’s bad as it should have about 8-10 ohms of resistance. I will have to order another one.

At the end of all this, I learned some good understanding of the electrical system and that there are some great people on here with some great knowledge. And hey, I get a surge protector out of the deal, and I am fairly confident there are no odd electrical issues in my trailer, just with me!

You can pick up the heating element at a good hardware store. Glad things are going better.
