That may very well be correct, but NOT replacing the membrane when it's pulled back like that over rotten OSB may very well mean that the 10+ year "roof warranty" is completely invalid, depending on what Alpha has to say about it. Best case, you're talking about re-gluing an existing membrane (not clean) over a new surface and hoping that it holds up. I'm no expert, but I think most roof membranes are designed for a single installation attempt.
Either way, the OP bought a < 1 year old rig, it had a leak, it didn't get caught, and he had to eat some in-determinant amount of cost to switch to an Open Range...
