Roof Failure
Stopped for lunch today and noticed something loose on the roof of my 2017 Hideout. It looks like the staples came loose and the glue melted from the heat. The trailer isn’t old enough to be falling apart.
What’s the best fix for this? Any warranty possibility?

Warranty? Highly unlikely. Have you maintained the roof per the scheduled/recommended maintenance in the owner's manual?

The only maintenance to the roof material itself is washing it a few times a year.

Sadly what most likely caused your roof to tear like this was voids in the self leveling sealant at the roof membrane to front cap trim junction strip.. Once a void occurs... and it did... the airflow started working up under the membrane and created a bubble and tore the membrane back... roof should be inspected at least 3 or 4 times a year depending on use
You wont have any luck with any warranty on that...

Like Chuck said, keeping up with the sealant is the owner's responsibility. I can't answer your insurance question, ask your agent but in my thinking it would be like asking your ins. Co. to replace your engine because you didn't change the oil.

push keystone for warranty repair, you have to get it into a keysone service center and then you have insurance.

Did you go onto the roof to inspect and reseal (as necessary) the Dicor around penetrations and at the junction of the front cap and roof membrane? You mentioned that you inspect your roof but the Dicor missing/cracked or damaged at the front cap likely didn't happen overnight. In any case, a new roof is expensive so I would be on the phone with my insurance company. They are your best bet as I am pretty sure that Keystone or the roofing material company will not spring for a new roof. If you get a new roof on the insurance company dime, drop me a PM about RV-Armor; my insurance company paid for one of those roofs for my camper and it has a lifetime warranty that goes with the camper (by VIN) and truly requires no maintenance.

Thanks for all the suggestions.
I do regularly check the all the caulking and look for damage. There has never been any issue that need attention. The camper was stored inside until last year so it hasn't been exposed to a lot of weather.
My insurance does not include roof damage.
I will try and contact Keystone regarding warranty because it looks like a failure of whatever is supposed to hold the roof together.
The RV Armor is over $3000 for a 18 ft camper that cost about $10,000 so that is not an option.
Most likely I will fix this myself.

The roof warranty is on the membrane only, the membrane did not fail.

Does anyone have a picture of what the front portion of a Keystone roof should look like? After getting home and checking it closer it looks like there is a trim strip missing that would hold down that from metal end.

I am sure someone can provide a pic. I've never seen a trailer without a transition strip there. It does appear there are remnants of sealant across the front. What was that covering - was there something there before? It also appears the wood roof decking is raised??

Fortunately mine didn't become fully detached but clearly air has gotten underneath somewhere and started to pull the membrane up. I've checked the roof frequently and I still don't see anywhere that the sealant on the front edge is compromised. Keystone won't touch it and insurance declined coverage claiming that it was a lack of maintenance.
I'm looking at the "RV Armor" or "FlexArmor" roof for a permanent fix.

I have an RV-Armor.com roof; contact me via PM with any quesitons. I considered FlexArmor but the installer was hours away and the camper would have had to be taken and left for a few weeks; RV-Armor the tech comes to your site. Both are good products.

I have a 2016 177LHS Hideout also. Boy, sure looks like the metal strip was never there or something. I will be at my trailer tomorrow for my 3 month roof inspection and will take a picture of the transition strip on the front of the hideout..
