Our DS & his family live in Tucson, so we've stayed at different RV Parks over the year's.
We were at Rincon (west) for a week last year. It was clean & the staff was friendly, but we also thought the sites were very tight/close/crowded with many permanent residents. The location is more residential & more convenient to shopping (& etc), but as mentioned, it's still quite a LONG walk to any businesses, and most folks will likely need to bicycle or drive. They do allow pets, and the rules may vary for long-term/winter sites, but one negative [for us] was the lack of any dog-walk area for short-term/weekly RV sites... dog owners are required to go "outside" the park/security gates to find some grass!
All things considered, we prefer LazyDayz too. We've stayed before & after the KOA purchase [originally Beaudry's RV]. It's in an area which I would now call an industrial/business district on the southern edge of town, but convenient to the Interstate, and we've always found it to be very nice/well-staffed, clean, safe/gated & also pet/family friendly.

I can't comment on the "long-term, winter activities" of either business since we're only there 1-2-3 weeks, and at various times throughout the year.
