Used 2013 raptor377se

I been looking at a raptor 377se that was used commercially for performce racing company. I've been talking to the dealer since aug and we agreed on a price over the phone due to the pics I saw, so I finally drove 3.5hrs to the dealer today to see the unit. Now the dealer told me everything mechanically worked but needed some tlc, in which it does, but what I wasn't told was there are 2 cracks on the outside side wall under the bed room slide out, and the amount of rust on the back garage door frame and the garage door is soft in some of the corners, the price I got them down to is $20,000 which is a good price for a 2013 377se but now that I see these cracks and rust I'm concerned. Are the cracks common ? , can they be fixed or do you have to replace the whole side of the camper. Other wise the stuff I did no about was I need to hook up the rear bathroom plumbing as the guy didn't use it and he was from Canada and spray foamed the underneath of the camper. It's missing one of the rear beds in the garage , and some coushions are ripped also. The generator also has 2,000hrs on it. Should I run from this, I can do a lot of the repairs myself but I also no parts aren't cheap. Thanks for any input

It wouldn't be for me, that's for sure. I'd hate to spend $20k on something that needed a lot of work.

The two cracks on the outside wall near the bedroom slide is from a known problem with the frame welds cracking. As a "second owner" or with a trailer that has been in commercial use. Keystone likely will refuse to even discuss repairs under any type of "goodwill gesture". So that leaves you "on your own" with a possible broken frame on a heavy fifth wheel toyhauler. I'd suspect you're looking at $10K plus to repair it.

As for the rust and the soft garage floor, again, there is a great deal of documentation about water leaks around the rear ramp/door. If the floor is "spongy", that's an indicator of significant water intrusion. What else may be damaged beyond the floor is anyone's guess. You're looking at $4-5K minimum and it will go up from there, depending on what they find when they cut away the bad flooring. As for the rust. That's anybody's guess also. Again, on a commercial unit or as a second owner, Keystone likely won't even return your phone calls.

If it were me, I'd look elsewhere for a trailer. The "unknowns" on this one are going to be very costly. I'm not sure I'd even offer the dealer $10K for a unit in that condition.

ADDED: With the spray foam under the floor, you've just complicated any spongy floor repair significantly. Just one more reason to say NO to this one......

My advise: RUN AWAY and don't look back......

If it were only TLC probably, but this sounds too far beyond that.
