Smile How to waterproof awning?

What should i use to waterproof awning. The brand new awning only leaks at the seam that is near where it attaches to the trailer.

In the camping section of WalMart, Coleman makes a "tent seam sealer" that is in stick form. Essentially it's a wax/sealer. Wipe it on like chapstick, rub it in and wipe off the excess.
