It's a start for our eventual move!

As of Monday afternoon, the DW and I are now landowners in South Dakota. We purchased 4.46 acres of land, about 6 miles north or Hot Springs SD, near Wind Cave National park, Custer State Park. 45 minutes to Mt Rushmore, 60 minutes to Rapid City and Ellsworth AFB. We plan on visiting the property in August while on our way home from the east coast trip, stay a few nights there. While there, we can plan out where on the property we want to set the house and the pole barn.

In the center of the first photo, I see a power pole. With that in place, all the rest will follow (with enough money, time, effort and sweat)... Congratulations on acquiring a piece of paradise...

One of our favorite places to eat, while we were there, was the Buffalo Steakhouse in Hot Springs. We probably drove right past your new place on the way back to Custer.

Not visiting until August??? A power pole?

Is it EXACTLY 6 miles north of hot springs?

Hmmm you might get there in August and half the forum will have set up their rigs on that nice piece of property..lol

Hmmmm I hadn't thought about it "that way"... But, somewhere in the pole barn I've got a set of climbing spurs and a few cable clamps... Do we need 50 amp or 30 amp RV plugs to nail to that power pole ???

Had a friend in the 70s that found his fathers climbing spurs…climbed way up a tree in his front yard really quickly….they had to get him down with a ladder…not so easy coming down if you aren’t used to it ..kinda scary

Hmmm, DW and I were discussing where to go when we got back to TX in April; seems I've got a new option. Sold as of Monday, deed description should be filed soon......hmmm. I've got my climbers, belt etc. as well so - maybe Bandit would be so gracious as to give the info needed to get a power drop placed onto the property....

All you guys talking about the pole but maybe it's not even on his property. I see it's a power line with 4 wires overhead

There's also a split rail fence halfway out in that field and what looks like a house and a silo sitting beyond the fenceline... So, there should be drinking water next door. This is getting better and better. Electrical power, water, now all we need is a septic system and trash service and we're set for next spring when the snow melts !!!!

The first photo. Maybe you can see it better in this "cut and paste" ???

There's what appears to be a silo and a house in the background. I left the power pole with the transformer for reference. It's on the far right of my cropped picture.

According to the selling agent, electric and water are to the lot line. I contacted the water company and they quoted me roughly $10K to tie into the water system. $8K fee for tapping into the main, and another $2K for digging the trench, the water meter installation, and 20 feet past the meter and capped off. As far as electric goes, I haven't researched that as of yet. When we get there, I expect to boondock on the property for a few nights. I'm taking my generator with us on our trip. Won't need it at all on the way there, I have reservations everywhere but 2 places so far on our way east. The two places I still need reservations, the window to make them doesn't open until later April. We got a membership to Harvest Host, so I plan on making use of that on our way back west. When we do start to build, we're planning on a modular 2-bedroom home of about 1350 SF. I'm still contemplating the trailer storage unit. I know the size I want is 40X60. Not sure yet if I want to go with a steel building or a pole barn. I do plan on a concrete floor and wired for electric. I want to have a sewer clean out, water hydrant, and a RV 50-amp power pedestal installed in front of the barn. That way, I have a spot to dump my tanks at home, OR if I have friends that want to visit, we have a full hook up site in the driveway.

Really nice! Are there any restrictions on having an rv on the lot without a house?…or five rv’s?

Yes. I can "Camp" on the property for 2 weeks without being involved in construction of a permanent home. Once I start construction, I can stay in the trailer full time until the house is built. I think what I'm going to want to do is get the barn fully up and wired first. Then start on the house. Once the house is mostly up, I can park the trailer in the barn, lock it up, drive the truck back to California to help the DW get the house packed up and moved. With a barn as big as I'm planning, we can use it to store our household goods until the house is completely finished. We want a modular home, set on a basement foundation. Might cost us a bit more, but we want the storage of a basement as well as being able to use it as a storm shelter.
