Thanks John, I'll give this a try today and see tomorrow how things look.
I likely wasn't as thorough with making sure I ran the bleached water through all the lines before I drained the tank last time I sanitized it. Also, I don't remember running the bleached water through the Utility Shower outside - so I'll make sure to do that as well.
I know the water source isn't the problem. We live in Greater Vancouver, BC and have very high quality water from the Capilano and Seymour watersheds so it must be something I'm doing (or not doing).
I'll let you know how I make out.
