Slide-out Boot

I have a 2010 Keystone Passport 285RL. It has a 12' slide out. Has anyone used the slide-out boot? If so any problems? Does it hang up or bind, etc.? I would like to know if it might be better than a slide awning.

I couldn't find ANY info on the slide out boot other than its on the lippert website and forest river has some models with it. I gave up and just went with a conventional slide out topper.
