Water Leak or AC Condensate Problem

Hello,

One day the wife decides she wants a shirt that is in stored in the trailer above the bed. When she reaches into the cabinet, she discovers that the shirt is wet and starting to mold. Everything gets removed from the cabinet, now we can see a water line coming down the wall. At first were thinking roof problem but after several rains no new signs of water.

Next trip out we set-up the trailer with the front a little higher than level – because the AC unit condensate would run off the right front roof gutter. At some point during the day, while looking around the trailer and, patting myself on the back because no messy AC condensate at the front of the trailer I wonder where is the AC condensate? A quick inspection shows the condensate in at the right back corner but, not coming off the gutter – it is running down the inside of the of the rubber edge trim??

So, after that long explanation, the question is:

Should the AC condensate run off the roof gutter or in the corner trim?

We are also wondering if the AC condensate is the cause of the water in the front cabinet?

Any guidance or commits are greatly appreciated.

Depends on where the river starts and the angle of slope. If your getting water in the front closet, I would be taking a real close look at the corner seams where the roof membrane meets the front cap seal and the edge seal. If you see any "gap" at all, make sure it's dry and apply a good bead of roof sealant like Dicor self leveling or Sikaflex.

Also, if you have a crank up antenna (or one that just rotates), be sure you've lubricated the O-ring. If you forget to do that, it'll dry out and let water leak into the roof from outside.

Reason I mention it, my folks had similar problem and blamed the air unit, but it turned out to be that they never lubricated the antenna's O-ring.
