No new sealant required. The black frame is on the inside and the A/C unit came with a thick/dense foam gasket already attached. Once you clean up all of the old caulking all you have to do is set the air conditioning down, square it up and tighten the three bolt bracket assembly from the inside. You’re supposed to tighten the assembly down to squash the gasket to a 1/2 inch - it starts at about 1 inch.
