Roof upkeep

Over the course of looking at TT , TH, and all in between, one thing we have heard from our friends, and folks selling the RV privately, is that the roof on unit have to be resealed. The range goes from every now and then, to doing it every year, because of the new rubber roofs. Seems to be a lot of really good experienced folks here, and would like their input on this. Or is there a link on this subject which I haven't found here as of yet.

Rubber roof needs regular inspections, and seal touch up only as often as needed. My fiver is going on 6 years old and I haven't had to reseal anything yet. I do look at my roof about 6 times a year and wash it at least 4 times.

Key is to watch it close and deal with cracking sealant as soon as you notice it.

Check mine at least twice a year. Cleaned annually in Dec unless something noticed. Usually, just from dust as it is never under a tree but if anything noticed it is usually bird crap and will get cleaned then also.

When your friends and others talk about resealing the roof they must mean inspecting and touching up the caulking. With an EPDM roof you can use Dicor self-levelling sealant. For a TPO roof I use Alpha Systems self-levelling sealant. On the vertical walls I use ProFlex RV Flexible Sealant.

Even a new one, you'll want to keep an eyeball on it. They shouldn't need to be resealed / maintained that often, but after having gone through two re-roofs on a 2015 Keystone, I'll encourage you to pay careful attention to it until you know that it was installed right.

They're also fairly easy to damage in the campground, so good to get up there and at least take a look. It's a lot easier with a "walk on" roof.

Make sure you check the seals around the clearance lights regularly too. I had a leak earlier this year due to the silicone caulking cracking.

I don't know that it matters, all keystones are OSB with a membrane covering them, as far as I know. The membrane type can be different, but they require inspection and maintenance.

I checked the roof, looks good all the way around. The Dicor, of course shows a little wear. This is a previous owned Carbon 327., Question on the Dicor. If the need is there to redo this, or repair, do you need or have to remove to old Dicor or apply over the existing.

The old DICOR can be left in place. Just clean the surface of the DICOR and roof membrane with soap and water, physically remove any DICOR that is damaged or no longer sticking to the roof, wipe the surface with alcohol or another type cleaner, let that dry, then apply new DICOR over the old, extending the margins past the old DICOR so you get a "new adhesive seal" along the roof membrane and along the edge that overlaps the old DICOR. Don't forget, "SELF LEVELING" for the horizontal surfaces and "NON-SAG" for vertical surfaces. It comes in white, gray and tan, color matched to the roof color.

We use fantastik spray and clean rags. We don't bother with the denatured alcohol and haven't had any issues or comebacks yet.

Has anyone tried the ProtectAll products? I am cleaning mine currently. 2007 Keystone Raptor Toyhauler. I'm not sure which type of membrane I have but will find out. It's my understanding to stay away from petroleum, alcohol and silicone cleaners.
What should we use to clean with? I am currently using the ProtectAll cleaner and it is working but I do not want to continue if it's not recommended.
Also .... are we supposed to re-coat the roof if it is showing signs of thinning or just spray with a treatment?

Thank you for any suggestions or opinions.

Recently bought a 2018 Alpine. Keystone warranty requires roof inspection every 90 days. Camping World told me that is ~$150. Sounds like Keystone and Camping World have quite a sweetheart deal going.

You would be wrong. EVERY manufacturer warranty says the first 90 days is covered by warranty, after the initial 90 days, and issues that arise can be deemed “maintenance” and covered under warranty.

There is a SEPARATE warranty from the maker of the membrane for membrane failure. FWIW the dealership I am employed by and my previous dealers offered free roof inspections. Charging $150.00 for an “inspection” would be a dealer thing. If they are doing a maintenance,I would question what exactly was being done..again it’s A DEALER thing NOT A KEYSTONE thing.

It's probably EPDM. That's a "black/dark gray rubber roof" with a white overlayer.

A 2006 RV is 14+ years old, so if you've recently acquired this RV, the roof may have been replaced with a similar or a vastly different product.

You can verify the roof membrane type by removing the plastic garnish at the bathroom roof vent/fan. Remove the 4 screws and the garnish will fall freely from the vent. Under the garnish, you'll find the roof membrane (cut and stapled) to the vent framework. Inspect the membrane there. If it's black with a white overlayer on top, it's EPDM. If its "solid white" it's TPO and if it's white with a "flannel backing" it's "older style TPO".

What do you all use to scrub your roof? I started out with Blue Dawn and an auto style soft brush, didn't do much. Moved to a hard bristled brush for scrubbing floors and that worked better and faster (still using Dawn). Not terribly fun work! The roof looks better than when I started but is not what I would call pristine. Is that the norm?

I also had clear lines of mildew where (I assume) the seams in the roof decking plywood were - is that normal/expected?
