Odd Roof discoloration?

We picked up our Alpine the end of Apr. For 4 months we lived in a CG under some trees that seemed to ooze sap all the time. Now we are under an Oak tree that is constantly throwing acorns at us. The plywood joints on the roof have a black line following them. One section of the roof has the black all over that entire section. In the picture you can see what it looks like after scrubbing the left and right side but not the center with bugs-n-all and Dicor roof cleaner. I have a lot more scrubbing to go. Going to try fantastic as suggested by Chuckster57. Does anyone else have a suggestion for something that works well? Does anyone know why one section would be worse than the rest? Could it be they forgot the insulation in that section? I sure hope not. Click image for larger version

Is that one dark section under the tree and the rest isn't? A Google search for oak tree stains brings up plenty of results due to the tannin in oak leaves (and acorns?) While there are plenty of suggestions this one sounded like the least harmful to a TT roof. Others may have some different suggestions, but if you try this remedy do a small test patch to be sure it doesn't react negatively.

I have used Awesome Orange diluted with Dawn and water. Scrub, let sit then rinse with lots of water. Seems to work great on the old original Cougar roof. I do it in the spring and seems to stay clean all summer. YMMV

We use a pressure washer at work every day without issues. Just be careful near the vent lids.

Be very careful with citric acid based cleaners. They will soften TPO roofing membrane, so if you don't get it all rinsed off, look for "sticky roofing" after a couple of weeks..... BTDT.....

Thanks for the advice, I’ll stay away from the Citrix based stuff. I think my sons power washer will see some use on this roof.

Not sure where you are, we are in central Florida under a large Southern Live Oak Tree. This is our second season under this tree, Yes it is acorn time, January is the green sticky pollen and February is the brown droppings along with the new leaf's.

In March we will have the roof pressure washed again and scrubbed as necessary. We have a in park "Guy" that services a large number of units from cleaning to complete reseal and coating. I am not capable of doing roof top work so his services are apricated.

I’m in MD for the next 1.5 years. I wish we had someone close that would do that type of work here.

Update, electric power washer helped a little but this roof still needs a lot of cleaning. My passport never had this problem but then it wasn’t stored under trees. I’m seriously thinking of moving it over so it doesn’t have as much tree cover. There will still be some but not as much. Does anyone need some acorns? I have a million in my yard and on the roof. We picked up a low cost corded blower from HD to clean the patio off every morning. Works great on those Acorn's. Now we have a couple of squirrels doing some harvesting and storing.
