When to coat the roof
I just recently brought home a 2013 Hideout 19FLB. I'm planning on doing everything possible to prevent roof leaks (been there with an older TT) and since the manufacturing date was early 2012 the roof is coming up on 6 years of age. We purchased from an RV dealership who cleaned and inspected the roof, among other things. The roof and caulking appear to be fine and there have been no leaks in recent heavy California rains.
I'm liking what I read and see on youtube about liquid EPDM coating but I'm wondering when to coat the roof regardless of what condition it appears to be in. The trailer will be stored outside on my driveway pad and under a tree limb up high. Thoughts? Suggestions?

I wouldn't do it. We have had to peel that stuff off when doing a service. Unless you follow the directions TO THE LETTER, it doesn't take the place of a well maintained roof.

Maintaining the roof is what I'm wanting to do chuckster57, so instead of EDPM coating what is a better method and when?

Regular cleaning, treat it with aerospace 303 and touch up seals as needed. Last trailer was sold with original roof after 13 years.

^^^^^^^^ Agree with Chuckster. Even though i have had my trailer only a year, the roof looks brand new with 3 cleanings ( Dawn) this summer, only touched up a small spot on sealant around sKy light..sealant still some what flexable ..pleased

I wash my roof with a 1 gal sprayer:
1/4 cup OUTDOOR bleach
A good squeeze of Dawn Ultra
Fill with water.
Spray on, bush on heavy spots and rinse. Then I use regular car wash on sides.

Flex Seal? bhwhahahahaha Seriously, clean the roof as has been suggested. If in doubt, buy a couple tubes of DICOR self leveling and put a cover over prior DICOR installs... It is messy and can be cleaned up best with Naptha (available in a hardware or home improvement store). Since you will likely get this glop on areas that you didn't intend, take paper towels and use a plastic putty knife/scraper and take it off and wipe down with the naptha to clean. Be liberal with the use of the Dicor. A pro told me to lap current Dicor by about 1/4 inch each side. It will level after install after a few days and look fine.

Thank you Chuckster and CrazyCain. A gallon of Aerospace 303 is on the way and apparently it will extend the life of my spa cover too. This is the nicest TT I've owned and I intend to take good care of her. No more pilot lights, everything is functional and all our gear is stored out of sight. I still remember the little wall mounted hissing propane gas light (with Coleman mantel) in the old Shasta trailer. That's a long way from LED's!
