Important Lesson

I learned an important lesson the hard way. Keep an eye on your roof seal. Although in my case, I didn't know what to look for. We had a leak at a the rear edge. Enough for water to get in.
$14k in damage. from now on, I will be taking it for an annual inspection.

How did you finally notice? Would they have found it during annual check?

Do you have a picture of your roof seal? It would be interesting to see what it looked like.

I inspect 3 - 4 times a year and take it to the dealer for cleaning and a reseal every year!

I don't have a picture of the roof. The leak was from the edge seal at the back R/H corner. I was doing the inspections on my roof myself but I did not pick up on this leak. The RV repair shop in town is absolutely fantastic. They showed me what to look for. I noticed some wetness on the floor near the wall on the back R/H side. There was no indication inside or outside of a leak at all, only a wet floor. When I took it to the RV shop, they found the problem right away. If the fillon has come loose from the wall, that is an indication of water penetration. These guys would have found the leak right away. I a not sure how long it was leaking but we get a ton of rain here on Vancouver Island.

UPDATE: The rear wall is complete. New roof is installed. They did a wonderful job and the unit looks terrific. We love this floor plan and this trailer. We have used it quite extensively and plan many more trips. I am having the Dexter EZ flex suspension installed while it is in the shop. We can't wait to get out again.
