[[Are you sure the water seaping is coming from the anode rod and not the pressure relief valve. Sometimes the water heater can lose its air pocket causing the pressure relief valve to seap water....

Yeah, I've already gone through the plumbing under the sinks and couldn't find any water leak source, so I'll start cutting into that cover underneath.
